Nestled within the heart of our picturesque farm lies a charming former dairy granary, now home to four cottages we are very proud of. Among these, Blue Tit and Kingfisher shine as beacons of inclusivity, boasting standout disability features carefully tailored to ensure the utmost comfort and convenience for all guests.

Blue Tit enchants with its thoughtfully designed wet room, complete with a roll-in shower, drop down rails and profiling beds, while Kingfisher offers accessibility with a ceiling track hoist spanning from toilet to bath. Both cottages are equipped with pollock through lifts, rise and recline armchairs, and specially designed spaces under the hob and sink, catering seamlessly to wheelchair users’ needs.

Furthermore, our commitment to accessibility extends beyond mere accommodation, as we proudly offer a range of complimentary equipment to enhance your stay. From mobile hoists and grab rails to shower wheelchairs and rollators, we ensure that every guest has access to the support they require, free of charge.

For those seeking a more modest retreat, Robin and Wren cottages beckon with their cosy ambiance and thoughtful amenities. Perfect for couples in need of a little extra assistance, these charming abodes feature stairlifts, ensuring easy access to their inviting interiors.

Blue Tit cottage seamlessly connects to Wren cottage via an internal door upstairs, providing flexibility for larger groups to move between the two. Similarly, Kingfisher and Robin cottages offer the same convenient feature, ensuring that guests can effortlessly navigate between accommodations, fostering a sense of togetherness and shared experiences.

While Mellwaters Barn offers a tranquil retreat, there’s plenty to explore in the surrounding area. Just a short drive away is the historic market town of Barnard Castle, known for its picturesque streets, independent shops, and fascinating heritage.

We welcome dogs in Blue Tit & Wren cottage £15 per dog per stay.
